Advice for potential caravan owners
There is an important distinction between Park Homes, which are fully residential for the whole year and are subject to the Mobile Homes Act (1983) and (2013), and Holiday Home Parks which are not available for use for the whole year and are not managed through Government Legislation.  Swanage Bay View is a Holiday Home Park. This means that the written Licence Agreement between the caravan owner and Park Owner is the controlling document. It is, therefore, important that you fully understand and agree with the Licence before you sign it. If you are in doubt regarding any aspect of the licence you should seek independent legal advice in the same way as you would if you were purchasing a house.

Don’t rely on statements made by the caravan vendor which are not subsequently incorporated into the written Licence.

BEFORE you agree to purchase a caravan we would advise obtaining a copy of the Licence Agreement, including the annual pitch fee and how that will be uplifted for inflation, that you will be required to sign and be certain that you are prepared to accept the terms.

Park History
The site is situated in the area of old quarry workings and so is unsuitable for permanent ‘bricks and mortar’ homes, due to the potential for land movement.

Some time after the quarry workings were finished ownership of the site was purchased by Swanage Town Council and it was managed by them until 2009, at which point their new external auditors advised that trading of caravans was an inappropriate activity for a Town Council.  As a result, the Council decided to lease the site. This was achieved in October 2009 when the Park was leased to Darwin Escapes.  In May 2019 Darwin sold on the lease to Aria Resorts. In 2022 ownership passed to Away Resorts who purchased the park from Aria.

Swanage Bay View Caravan Park is situated in a disused quarry which makes each pitch unique. We believe there is no other holiday caravan park quite like Swanage Bay View
